To sell or not to sell.... kinda long sorry

We bought our house new a little over a year ago in Florida, It's nice, but we've had some issues with builders and shortcuts they've taken especially the fight I had to put up for our 1 year inspection and for them to pay to fix our garage which was close to falling on our damn car. Also our first choice at the time was out of our price range.

Not only are we in a better position financially because my husband is working 2 jobs but the the market as it is makes it possible to pay off a substantial amount of debt making it possible for him to go down to 1 job.

just a side note* The reason he works two jobs and I don't work is because it's not safe for me to teach because of the pandemic and I'm pregnant but as a software developer he can make wayyyyy more doing a second part time job than I could working full time as a teacher.

I know our house will sell. We live in the best school district in the state, our house is quite large and under 2 years old (we're the only owners), there are no cdd fees and the hoa is low and pretty laid back. The area is expanding like crazy too with new housing developments, shopping centers, and 3 new high schools to keep up with the growth.

Ultimately we could stand to walk away with 200,000 if we were to sell. The home that was our first choice was in a housing edition nearby that's now in its final phase, the home is in our price range, it's bigger, and isn't built yet. So here's where the cons come in.

  1. The market is crazy

  2. We most likely would have to find a month to month rental for a family of 8. (3 kids a newborn soon,and a retired vet mother in law who we also take care of ..... oh and her pets she can't live without)

  3. The builder says they have plenty of lots but the agent I spoke with doesn't know how long the waiting list is for because they are limiting sales per month due to the supply issues.

  4. It's my son's senior year in high school so what if I can't find a rental in the area.

  5. If for whatever reason we can't find a home here, our first choice or otherwise we're considering a different state because of how politically cultish its getting here and the laws they are currently attempting to pass regarding our schools is appalling....not to mention the handling of the pandemic is just nuts. But that puts us back at square 1.

  • my husband works for a company that has found that keeping their workers remote is good for their bottom dollar and productivity so they aren't likely to be sending anyone back to the office anytime soon. At least not in software dev. So we can live anywhere. But starting over again in a new state even if its ranked higher in education nationally is daunting...especially if I plan on teaching again. Transferring teaching credentials is not an easy task.

Pros-

  1. We have our pre-approval so we can afford the larger, nicer home with the amenities. My husband is a vet so we don't need a down payment.

  2. We make enough money that sets us 6 years ahead and still able to put some away in savings. This is especially important because the closer my mother in law gets to her 70s the harder it will be provide care...she's already falling apart now and she's just now retiring.

  3. We end up in the home of our dreams..

  4. We never effing move again.

It's a big risk with a big payout in the short term and long term.
