Mortgage renewal but there is a writ?

Hello,

I am applying for new mortgage renewal, which was approved but they had found a writ which needs to cleared for it to go through.

Problem is the writ is under one of the cojoint owners of the home. In this case whats the best case? Motion to sever the cojoint tenancy ownership? (The person agreed ofcourse)

The co joint owner whos writ is under has never paid, or benefited or maintainted the property.

I have papers dated from 2014 showing all tax payments, mortgage from my bank etc.

Any help is greatly appreciated
