Lower property appraisal for refinance

Located in Canada. I had applied for refinance with my current mortgage lender to convert my variable to fixed. The request has been approved but the system generated property value is coming out to be a bit lower to approve for the refinance value.

My mortgage agent has informed their appraisal would be visiting and have few MLS listings of comparable homes ready for discussion. Upon checking of a few recently sold homes and currently on sale, we are off by quite a bit what we paid.

Does anyone have any experience dealing with property appraisers? How do you manage the conversation with them?
