Looking for a lender that accepts land equity as down payment.

Does anyone have any lender recommendations for using land equity as a down payment? I have 6 acres of lake front property that recently appraised for $195,000, and I am looking for a lender that will accept the land as a down payment on a construction loan for rental cabins. If anyone knows of any good lenders for this I would really appreciate it.
