Hi I am trying to move across the country. I initially started one state, found a house and put an offer in — at that point entering into a buyer broker agreement.
The offer was not accepted.
The state I HAVE been searching in is a dud in regards to amount of houses and quality of houses. I would like to pivot to a different state, my realtor does not have access to this other state.
My realtor is saying despite choosing a different state I would still have to tell them because they will be entitled to a commission %.
I read some of the threads here about buyer/broker agreements even saw one that said contract could be terminated at any time with written notice.
Is this accurate is any of this ? First time, first generation home buyer. Halp.
Details:
one buyer brokerage says I entered agreement with the firm. The real estate agent ( refered to moving forward as RE-A) I was working with told me she did not have access to other states. This is the state where slim pickings not good houses in not good towns.
I reached out about a property I drove by while visiting neighboring state. This real estate agent (RE-B) was unable to get me in in the time frame I was in town. Re-B asked if I was working with anyone in her state I told her I was working with RE-A in neighboring state but she didn’t have acces.
Re-b then says she’ll send over “the documents you know the papers “ I said “disclosures” she said yea. Turns out it was a buyer brokers agreement — I hit the buttons and sent it over saw it had the details of what I was looking for “cool shes gunna help me”— I was driving around as I mentioned to her looking at the area and having lunch
So now I’m looking at buyer brokerage with RE-A and it states I am in contract with firm and firm has location in this neighboring state.
I asked RE-B and sent her that detail. She has yet to get back to me and I have not told RE-A.
