Selling a home for more than appraised

I bought a house two years ago and it looks alot better but not spectacular.

I think I wanna sell it and use the extra to move me and my family. Do you think someone would even offer to buy it more than it appraises for? I am young and in my twenties and kinda was forced to buy a house in order to survive but I'm older now and don't want to live here anymore.

We painted it, added a fence to the backyard and a fence to front. We dug up part of the front yard to create more parking (dirt not concrete). There's still alot of front yard and two walk ways

The side door lead to the first floor, basement and backdoor. We took off the first floor door and combined the basement to the first floor.

The basement has 3 rooms and then a large from for the boilers with room for storage.

We turned a very large room in the basement Into two rooms. There's a lot of space

It has 3 bedrooms first floor - 3 basement floor.

Then there's a second floor apartment with two bedrooms. Has a storage room in the living room and a sunroom upstairs.

It's a quiet neighborhood but is down the street from 2 grocery stores, 24 hour gas station, a state border, a major highway, cool stores and restaurants/fast food.
