Planning on selling house to current tenants, being advised to get a realtor rather than sale by owner. Thoughts?

As the title says, my current tenants are interested in buying the home they rent from me. I'm being advised to use a realtor which I'm not opposed to, but I'm hesitant to give up 3% when most of the hard work is already done. Is it reasonable to negotiate their fee, and if so, what would be reasonable to ask?
