Reaching out to the current tenant

I am currently under contract to buy a duplex. One of the units is occupied and their current lease is month-to-month. At what stage of the closing, I can approach them to either re-sign their lease or vacate the unit, after the appraisal or wait till the closing. Do I need to approach them with the seller's permission? The seller has already provided me with a copy of their current lease.
It would be ideal to do this because of the actual closing date (which is scheduled for 10/29 at the moment).
