Post Body

I (realtor) put in an offer for my client. I spoke with the listing agent and they disclosed they will be making a counter offer. Approximately an hour later I received a fully executed PA, with no counter. I messaged the realtor thanking them for accept the offer as it was written. 2 minutes later I received the counter. The time from receiving the fully signed PA, without the counter, and receiving the counter was 16 minutes. Looking out for my client, I should present the fully signed offer, as is. But having talked with the other agent and knowing to expect a counter, I feel bad for the other agent. Do I present the counter to my buyer or tell the listing agent, too bad, you messed up? WWYD?
