Best way to move forward

I recently purchased a new construction Townhome in a new development that is probably 50% complete at this point. We moved in in Aug 2023, however, I am considering buying a SFH in the same neighborhood. Has anyone ever done this? My concern is that it will be difficult to sell my current home considering a home buyer could have a new one built. Has anyone ever done this before? I'm just curious to hear thoughts and opinions.
