In a hot HCOL of area where there are many bids on a house, how much negotiating help can a buyers agent realistically do?
Post Body

In my HCOL of market, a lot of properties are being sold as-is and well above asking price. I've heard, from several sellers agent at open houses, that there is no counteroffer from the seller. What help could a buyers agent do in a competitive HCOL area?

What caused me to have this question was when reading dual agent and how the main flaw talked about seemingly doesn't apply in my market; they don't advocate the best price for you. I say this with the idea that I have to give my best offer regardless so "best price" seems moot.
