We hired a rental management agency to handle our current rental, but our tenant refuses to pay them.

Hi! I have been renting out my house to this tenant for two years now, and it's been an absolute nightmare. I am the owner of the house, but my parents rent it out (their idea) and I just oversee things here and there (so basically I don't know what I'm doing).

Literally within a month of them moving in, they burnt down the porch! Yay! And have caused numeral damages around the house such as broken doors, punches in the wall, kids drawing on the wall, blinds being torn down, cars parked in the grass, etc. It's just a mess.

They also pay rent late every single month, whether it be by 2-5 days. Why we haven't done anything about that? I genuinely can't tell you. Like I said earlier, my parents run this business, I just own the house lalala.

Well, my aunt passed away a few months ago, and my mom couldn't take it anymore, so she hired an agency to handle the tenant so she could grieve and handle all the legalities my aunt had. Well now my tenant refuses to pay them! Even after sending her the signed agreement between me and the agency that clearly states he will be handling all the rent money and managing the premise at her location, she refuses to pay him but insteads sends US the money. I took the payment to the management this once, but the management is warning me that she's being manipulative doing this so she can continue to be late with her payments, because now that we hired them, she can't be late like she usually is.

I really hope I'm not being a landslum or whatever the term is, but she is actively destroying my home, and I worry for the kids that live in there. There are reports from neighbors fighting in the home, and when we do our visual inspections, it is absolutely filthy and disgusting in the home. There are innocent children living in that filth, and my heart goes to them.

Can I please have any advice? She is threatening legal action on us since we hired the rental agency... but we have so much evidence against her when it comes to late fees and damages that it really doesn't matter. She said she refuses to pay the rental management because he's a 'stranger' and that she didn't sign anything with him, which I understand but I don't know what to tell her.

EDIT 1: thank you all for the advice! I went to the rental agency today to discuss her and he is going in for a second visit (that she was informed of) for visual inspection. If she fails this visual inspection again, she will be on the road of eviction. I have cut all communication with her, and I’m only going to talk to my rental agency from now on. He’s hoping to get her out in 1-2 months, because we highly doubt she will even pass this inspection, plus we have home damages against her. Hoping for the best, ready for the worst.
