How much might it cost to have a 50sqm house built?

Google said the average price per square meter was 2.5K, but it can go to 4K.

I thought it might be 3K, which means that it would cost ~$150K. Would that be a decent estimate? Currently I’m planning on having a 200K budget per house. Might that be too low?

I haven’t decided where to build yet, but I know I won’t be building near any big cities.

Edit: Houses will have 1 bedroom and are for a resort.

Well we just got quoted $200k to add on 20 m2 to our little railway cottage. This didn't include the kitchen or bathroom cabinets/shower/bath etc it did include a reroof though.....we were expecting $4k per m2....
