mobile home parks worth it?

I'm 26yo and looking at purchasing my first home. I've looked into some MHC in Pensacola but only found one that I remotely liked. Timberlake MHC is on top of my list. Finding good priced homes within my budget was a breeze even with site rent added on top. My question is...any other decent trailer parks around pcola that have the same benefits of Timberlake with decent neighbors? Without outrageous lot rent prices and community fees? I've especially found it difficult to find an all age community.
