August 1974 marked the opening of Granite Run Mall in Media Pa., featuring anchor stores Gimbels, Sears and JC Penney. Gimbels would become Stern's in 1986, and then Boscov's in 1993. By 1998 the mall had a peak of 125 stores. In 2022, Boscov’s is the only anchor remaining

I’d say because they’re a genuine department store unlike the clothing warehouses that Macy’s, JCPenney, and even Nordstrom have become.
