My friend wants to move in. How can I squeeze the most money out of him?

I pay $1200 for my apartment with my hot wife. My friend wants to move in so I was thinking of charging him $625 PLUS utilities. He works from home so he's gonna use 98% of our electricity (I did the math).
On top of that, his room would be 3 sq. feet bigger than mine and his door faces the restroom, so he basically has the master.
How can I make him pay me as much money as possible?
