I found the landlord on Kijiji. He owns a unit in downtown Toronto.

I am asked to sign Form 400. It has a statement which mentions - " THIS OFFER TO LEASE, if accepted, becomes ’THE LEASE' "

It also mentions - "Tenant AGREES that lease is only for 8 months and will be renewed or extended." Does this mean automatic month-to-month lease after the initial term of 8 months ?

I asked the landlord if I will get the Ontario Standard Lease, he says, Form 400 is the standard lease too and it is valid in court. He says, he uses only this form everytime.

Is this a common practice to not sign the Ontario Standard Lease ?
Does the Form 400 alone give me all the tenant rights and the standard tenancy rules like automatic renewal to month-to-month ?
