Question about n12 and four plex

Now that my divorce is final, Iā€™m looking for a home for me, my children, and my aging mother who will be staying with us part time. I found a nice semi that is a fully tenanted legal 4-plex. My plan is to keep the basement tenant, evict the three upstairs tenants and move in with my children. I work from home so I need an office/spare bedroom for my mother. I plan on doing some renovations but mostly cosmetics: new floors, new kitchen, paint etc.

What am I facing with the board? I presume the tenants will file and Iā€™m prepared to show whatever is required to prove this will be family home. I already live in the neighborhood (in a rental), my kids go to the local school etc.

Any advice would be appreciated.
