Lag spikes with dedicated router (virtual desktop)

As far as I can tell I've done everything right. I upgraded from a repeater to a dedicated router (Wi-Fi 6), set band to 80, got rid of the 2.4ghz connection and fiddled with channel settings. I’m still getting these nauseating spikes from single digit network latency to 35 or more. It’s like everything stops for a moment. Any ideas?
