Why is gentrification seen as a bad thing? What’s the alternative?

I see a lot of people complain about gentrification and it perplexes me. Are we just supposed to leave these run down or industrial areas as they were? Obviously there are downsides to it depending on the implementation. But overall I can’t feasibly see how adding tangible value to an area can be construed as a net negative. What would the alternative even be? Leave it as is?
