3 year fixed rates - are these good?

Just got offered the following rates today. Seem decent to me. Anyone seen better rates? FTHB, 920k mortgage (House price 1.12M, 20% DP), Ontario.
5.14 - big 5 bank through a broker 5.03 - big 5 directly via bank
Both 30 yr, pre-payment and other conditions are the same. Closing end of April.
