Owner bought not one, not two, but THREE lots in a development, built three single family homes, then conjoined them into this monstrosity. He also claimed the shared retaining pond as his (second pic). Hasn’t been listed for sale so unfortunately no interior pics but owner has between $3.5M and $8M into it based on public records. Neighborhood goes for around $750K.

Hey I mean to each their own but it is hillbilly as hell to build something that size in a subdivision. The sad part is if you look back at this particular property it used to be part of about 20 acres that had a cool old house with multiple out buildings (I think they raised horses) and there was actually an island in the middle of the pond with a bridge to it for entertainment use (there was a dock and party building). The whole thing went into a state of disrepair in the 90s, got bought by a developer, leveled and subdivided. Unclear why they removed the island in the pond. Maybe to discourage swimmers.

Why would I be jealous of this when my house is actually comparable to the second one I linked? I have multiple acres, privacy, and a custom build designed by a reputable architect. You keep making assumption after assumption and you’re really not hitting anything correctly. Just because something is “purpose built” doesn’t make it NOT a McMansion, in fact most McMansions (including this one) are purpose built to be what they are.

And this is the aerial from the 90s, before the original house was demolished and the land subdivided. This is an actual private pond. You can see the bridge, dock, and entertainment area on the island.

It is 100% a retention pond. It’s not publicly listed so I believe the rules are to not post the address. But yes, this is a shared retention pond. I know someone who lives in the subdivision; the fountains were put in by the HOA, not this dude. You seem to be confusing this guy with someone who has money. He has financed every expansion on this house and is in debt up to his eyeballs. He can’t afford acreage with a private pond, so he pretends the retention pond in his subdivision is his. This is the true embodiment of the McMansion lifestyle.

R&H has decent quality. Their designs are trendy and uninspired. They advertise as a custom builder but are really just a tract builder with nicer finishes.

How are you calling it private? A private lake by definition must be entirely on a single parcel. His neighbors to the left in the aerial as well as three homes on the other side of the retention pond (not lake) all share the pond. The property lines roughly bisect the pond at the midpoint (sort of where the righthand fountain is placed.

So to be clear he owes $11.5 million on the home. All the money put into it is borrowed. Still think it was a great investment? As mentioned in the OP, neighborhood average is about $750K. No one who can afford to buy this guy out will EVER consider this property when you can get the same sized home in the area on 10 acres for less than $10M.

If you would have read some of my other comments here, you would have seen that the owner runs a clear pyramid scheme. Since you obviously don’t understand how lending works, let me explain…the bank wants to see proof of income. They don’t care how much money you HAVE, just your ability to repay. This guy can show it because he runs a Ponzi scheme. Also, if you don’t know, Ponzi schemes are illegal. It’s just a matter of time before he gets busted and the government owns that house. There is actually another McMansion a couple miles away that just went to auction after being repoed by the federal government as part of a fraud case.
