Moving to San Diego Advice

Hi,I am pretty sure a move to San Diego is happening in January and I am looking for advice from residents for areas with decent access to open space.

Currently, Rancho Penasquitos looks good because Black Mountain is nearby, but that's me guessing by checking trail maps. I can go further North, and East, so don't assume my mind is made up.

My goal is relatively quiet, open space with some fun descents. I ride a rigid, so, it doesn't have to be *epic* in any sense, and will probably be more Monday-Friday riding. I have a road bike too, but, it doesn't see much action. So, if there's decent road access, that's a bonus.
