So I'm just leaving my rented HMO at the moment and recently my agent came into my room for a viewing. During the viewing she noticed that I had posters up on my walls and said that due to a clause in my contract prohibiting blu-tac on the walls she's "going to have to fine me".
I checked the contract and the clause exists and I'll admit happily that it's my own negligence and my own fault here. After removing the posters there was some residue and a grease stain from the blu-tac. I removed all the solid residue and I've managed to find the *exact* shade of paint to touch up the walls and I've painted over them in my own time and at my own expense (as I'm sure this is cheaper than any army of painters they will claim that they contracted for the job). I took photos of every single wall and there are no marks visible. There are no marks visible in person either but my camera quality is shit and I'm a little concerned that it might be an issue. It's also impossible to tell that the wall has been painted except for the fact that it now looks better than when I actually moved in (in photo and in person).
The agent took photos of my walls showing that posters had been hung up on the walls. These photos do include some photographic evidence of stains (maybe, depending on her camera quality) as some posters had fell down and torn so I never put them back up. I've taken photos today which is the last day that I will be in the property and can show that there is no damage. She is probably going to attempt to take money from the deposit anyway and I intend to challenge it, so my question is do you think I'll be able to win this and claim back my deposit or have I just wasted my time and money?
