My girlfriends sub-letting a room and they've gave her a contract to sign after she's been and decorated and started trading.
The parts of the contract which concern me are.
"That the tenant acknowledges that this agreement creates a tenancy that will be terminable at any time by either of the parties notwithstanding that the rent is calculated and payable by reference to a period and that the landlord intends to demand the rent and that the tenant has agreed to pay the rent with reference to that period".
"The Tennant shall identify the landlord against all proceedings actions claims costs and demands whether for personal injury including fatal injury or for damage or loss to any designated space which may be made at the time against the landlord or any of its agents or servents by any persons arising. Out of the use and occupation of the designated space or anything done permitted or omitted in or upon the designated space and to take out a policy of insurance indemnity with an insurance company of repute to give a minimum cover of 5 million pounds in respect of any one occurance or such other sum as the landlord may from time to time reasonably specify provided always that the liability of the Tennant under this cause shall not be limited to 5 million pound and produce to the landlord on request the police of insurance and evidence of payment for the current premium".
She works in beauty she's insured to do treatments not sure why she needs to take out an additional policy for insurance of the building?
