2nd Tenant hadn't paid final half of rent

Chaps,

2 weeks ago I posted about my partner having issues with her letting agency not accepting her notice to vacate, due to the second tenant not being contactable.

They finally accepted the notice, without contacting the second tenant, after advice given here, and thankyou to the guys who helped.

However,

The finals month's rent is the new issue, my partner has paid her half of the rent of the duel tenancy, the letting agents confirmed this in an email addressed to both my partner, and the second tenant, and that the outstanding rent is from tenant 2.

Tenant 2 is still uncontactable by all means, and the letting agents are putting the pressure on, threatening legal action, and trying to pressure my partner into paying, and telling her to get it back from tenant 2 at a later date (which we know will never happen)

What do we do? What are our options?

Tenant 2 half left 90% of her belongings in the property that is due to be vacated on the 20th of this month, which we will have to remove or be charged by the agents for the removal of it.

Can we sell these belongings (Mainly clothing) to help cover tenant 2s half of the rent?

Any help would be appreciated.

Shelter will be rang tomorrow also.

Note, we live in Hertfordshire, England.
