We bought a house with an extension that had passed building regs (got copies). It turns out that the architect had specced to "maintain current ventilation" however our air bricks at the back were taken out and concreted over. The lack of ventilation as confirmed by a damp company is the sole reason why we have recently had much of our downstairs joists destroyed by dry rot. Do I have any legal case here against the private company who passed our building regs for some damages? I'm based in the UK (england) the extension was built I'm 2013 and I moved into this property 3 years ago
