TLDR: I have a commercial tennant that has been very kaniving and bent the law in favour of himself in multiple scenarios. The tenure for the commercial premises ends in March 2025 but the tennant has illegally sublet the property.
Tennant has a criminal past and so I believe is not allowed to occupy the premises. In this case, he has now sublet the property to an organisation that is a separate entity and registered as a different company under companies house with directors other than himself (they also have multiple location). I'm under the assumption that he will not be able to claim that this business has employees that are his and so not be able to circumvent the breach. (If there's other ways let me know)
Lastly, the original leasehold was signed by my father, who Frankly, is inept and did not seek any form of legal advice when signing any of the documents and so the lease has very little protection for the landlord. I've recently acquired the rights to the freehold title as I'm more competent and want to sort this mess out.
