What do sources of info do I need to have in order to understand how much a laundromat makes?

I’ve been looking to buy a laundromat for over a year now on and off. But everytime I reach out to an ad they’re always sketchy about how much they’re earning that it turns me away.
For example one guy the only proof he wanted to share was text messages telling me how much he made in last 3 months.
Do I need taxes? Profit loss statement? Water bills? Electricity bill? What would you be satisfied with to make a decision
I’m in Los Angeles by the way.
