region property value in the marketplace

Just had a quick question. Can anyone explain to me why regions are so valuable? I'm not complaining I've been using them to really get ahead in the game by putting them on the marketplace as soon as the paperwork is done, but I don't know if the regional properties I'm selling have more worth than I realize; other than the scarcity or coins that are required to purchase.
