So I moved out of my place in Winnipeg Manitoba on November 30th. We lived there for 17 months, and would have left sooner, if not for the fact that I knew I was moving (to another city) in a short period of time, and didn't want to sign another 1 year lease. The place was a dump (primitive, awful kitchen, roaches, mold, absolutely zero soundproofing between the suites upstairs and down, cramped, and a complete and total fire hazard, horrible neighbors). When we moved in it was reasonably clean, but the stove was dirty, there was dirt caked onto the stairway, plenty of dust, dirty floors and corners, garbage in the yard, stuff like that. The place is like an 80-100 year old wood frame house improperly converted into a duplex, and looks like it.

During our time there, we improved the yard, the kitchen, and the bathroom with new fixtures. We left the curtains we bought for the place behind. We had a perfect track record for paying rent and utilities on time. We also left behind a TON of nice stuff for their new tenants as a gesture because we knew they were low income- nice lamps and mirrors, appliances, tons of barely used cleaning supplies and brand new toiletries, with the landlord's and new tenant's permission, along with all the improvements to the home. What were seemingly decent people like ourselves doing living in a slum you ask? We had bad credit and were in a desperate situation. We were literally model tenants.

So fast forward to the day we move out. We clean pretty much everything top to bottom and get everything not wanted by the new tenants to the dump or thrift store. We do the walk through with landlords, noting minor (MINOR) damage and cleanliness issues. We signed the inspection report, noting the dirty oven (the way I found it) and some paint on the concrete floor downstairs I'd damaged. Returned the keys and they said they'd send the inspection report and the remainder of our deposit within the week.

Well, they failed to communicate with me by the 7th, and told me they were on vacation til the 17th. They only have til the 14th to get my DD back to me. I wait until today and I demand my money and the report back. They're incommunicado and wordlessly only send me a list of charges, adding up to the ENTIRETY of my damage deposit. Tf is that shit?!

I basically was robbed here. Their charges are BULLSHIT! $75 to clean the oven?! They are absolutely not allowed to charge for paint or puttying picture frame holes. The mark in the closet they are talking about was already there when I moved in!!! Egregious!! The hardwood is also as old as the house, splintery, dinged and scraped to shit, they seemingly have no intention of fixing it. I have pictures of the place but not like up close images of what the place looked like when we moved in or the full extent of the wear and tear on the home, which was significant. Our inspection report said almost everything was the same, but they're withholding it.

They were so fake nice too. I have not felt violently angry like this in years. I want to cave their fucking skulls in. Complete psychopaths. ALAB

I'm calling the tenancy bureau tomorrow to figure out how to file a claim against them because they only had 14 days to return it. I want to think they're screwed but they obviously think they can get away with this so I'm not so sure.

I should be able to, but I have little evidence of stuff like the mark in the closet (the $400 deduction). It was 100% there when we moved in and I was like ah, great place to put my litter box. I was dumb and didn't think to take a picture of the mildly stained and otherwise shitty floor in a closet because it was acknowledged on the move-in report that the flooring was in 'fair' condition.

The move out inspection report acknowledged that I didn't clean the oven and damaged the paint on the floor in the basement but that everything else was in the same condition as when I moved in (the oven was dirty when I moved in but w/e). But they refuse to send it to me. However, I have text messages that acknowledge that the inspection and the report was completed.

My worry is that they obviously feel like they can get away with it. Classic slumlords who have sleazy methods relying on the goodwill and trust of others.

I've already threatened to take them to the tenancy board (which is the required first step before small claims) and they don't seem phased.
