Just over 1.5 years ago my father passed away and I inherited a decent mixed-use property but with my brother attached to it. He is extremely uncooperative in my dealings with him, I’ve done my best to work with him, but really can’t take the stress of his tantrums and avoidance when faced with the slightest challenge. I’m at my wits end and am trying to come up with an solution. I asked him to buy me out, he doesn’t have the money nor can qualify for a loan. Has no credit score whatsoever, always used cash. I wanted to list the property but he refuses to agree to that either, it’s a 50/50 partnership and we both need to agree to sell it. He also lives in one of the apartments and is perhaps the worst tenant of the whole complex as he mentions every little thing he notices around the property that he wants fixed but doesn’t see these repairs through the eye of a landlord, treating minor and major repairs with the same urgency, and blowing up my mailbox in the meantime. It’s really a nightmare and I’d like him and and these responsibilities out of my life, take the money and invest in something I can have on my own. I’ve read that you can force a sale through the court system, but I wouldn’t want to have to resort to that mainly because the fees come out of the sale price, sometimes eating up a large chunk. I would also be interested in selling my half to someone but how can I list a half of a property? Any advice welcome, I’m out of ideas.
