[US][Landlord] How to get neighbors in a low income rental neighborhood to respect your property without antagonizing them?

This is kind of a follow-up to a post I made earlier...

My rental is in a very low-income neighborhood. Most of the people don’t work and there are a lot of young men that sell drugs and don’t attend school.

One of the young men in the neighborhood has been parking their car on my vacant property’s driving pad.

It was suggested that I install a tow warning signing in the yard. It’s a good idea.

However, rather than install antagonistic signs, I’d rather form better relationships with some of the neighbors if not all... maybe at least the adults...

Talking to the kids directly isn’t a great idea because although I’m over 30, I appear young enough to viewed as a peer (elders get more respect)... and I’m female.

For those of you who manage rentals in low income neighborhoods, what tactics have you employed to create good will between you and the neighbors? I need the kids to respect the property at the very least.
