[Landlord US-WA] Do you fix all the issues tenants bring to your attention?

I understand for short term rental like Airbnb, you don't really have to.

But for those long term rental tenant (i.e. 1 year lease), do you fix every issue tenant bring to your attention?

Like if it's a known issue like door handle coming off the door, I can tell them how to fix it. But what if it was like bigger issue that I don't know how to troubleshoot. Do you just leave it and have them live with it? What would be legal consequence for not fixing something that tenant ask to do?

Yes, I fix everything, even when the tenant says itโ€™s ok as-is. I want it as close to move in ready as possible for the next tenants and I donโ€™t want my tenants to have to put up with broken stuff.
