Hello,

My landlord provided all amenities (included in our rent from my knowledge) for us to use while living here. We live in NH, and we have lived in this location for 3 years with no issues.

About 2 weeks ago, the washer machine broke. It’s filled with water and it does not power on. We notified the landlords of the issue the day we discovered. We have since had to pay $70 a week in laundry services.

The landlord came to check out the washer. He let me know that nothing seemed wrong and added he is not mechanically inclined. So he let me know that he would be bringing his partner in business over to take a look.

10 days went by with no follow up. So I followed up today to see what the next steps were. He let me know that per our lease (I need to review it tonight) all appliances are on us to repair and recommended we call a repair service.

He also let me know that the washer and dryer was left by the previous tenants. Which was not disclosed to us. Verbally or in writing. Not sure if that matters, but I figured I’d add it.

I’m assuming for privacy reasons, when they purchased the duplex in 2020, they built a wall between both sides of the basement. The bulkhead is on my neighbors side. If we have to replace this washer, due to the fact our home was built in 1820 with incredibly narrow doorways, we would have no choice but to knock down the wall. I expressed those concerns, and he let me know that he will recruit my neighbor to assist with moving the washer onto my side? I’m not sure that’s fair to my neighbor and he disregarded my concern in writing regarding knocking down the wall. So I’m concerned he will also require me to take care of it. I am not a carpenter, and because the house is so old I wonder about the potential structural issues regarding this wall.

Does anybody have any advice of how I should proceed? If we’re overreacting please let me know all feedback is appreciated. Thanks!
