[Landlord US-CA] Thinking of Hiring Property Management - What Questions Ought I Ask

Been helping out a family member do property management, for a small five-plex ( they and I live onsite. ) Got some tenants moving out in a month, and realizing that whilst I can try to fill - I think that perhaps I ought to look at hiring somebody to do this for me.

I did look into this a couple of years ago, and it didn't really go anywhere tbh. However, I also was not a member of this sub-reddit, and have since learned a great deal. With that being said, what are some of the questions / things I need to be aware so that I find a great person and make sure that everything runs smoothly?
