What could cause a Zoopla price rise of 76% in 10 mths?

Hi folks. Looking at a 4 bed semi in N England that has been refurbed to a good standard and at some point had about 20% added to floor space upstairs, possibly since the last sale, adding an extra bedroom and an en suite. It’s up for 325, it’s been reduced by 25k in the last two months.

It was sold early last year for 200k. Even if the house was a state and the refurb was top to toe, even if that extension was added since the sale (the planning application will have expired a month before the sold date), I still can’t see that adding to the value for the Zoopla’s middle estimate of around 350k. Also, would Zoopla even know about floor space additions to be able to increase a home’s value?

What’s going on? Sales in the village have generally gone up by 5% in the last year, a nearby detached house sold in 2020 for 400k is worth 21% more according to Zoopla (it has a lot of garden and is probably 2000 sq ft) and I can’t find any other house sales in the area to suggest any such price rise is justified in the slightest.

Is it a glitch in the Zoopla matrix that the seller is just taking advantage of?

325 for a semi does ring alarm bells, but it is quite isolated, in a lovely village, and has fields and stuff around it. On the outside, it’s a quaint countryside cottage of about 13-1400 sq ft, but inside it is throughly modern.

If it makes any difference, the OH has looked at planning applications and names of contacts we have been in touch with and thinks the parents have gifted it to their daughter to avoid inheritance tax.

There are only these two semis on the land, no sale history for the other one, and the other houses in the village are nothing like it and not easily comparable.
