Has anyone experienced purchase problems with not using estate agents?

I am thinking about posting letters through doors on streets in an area I would like to live in, perhaps pre-empt some people who have considered selling but haven’t quite got round to it, or those who don’t enjoy working with estate agents and paying their fees.

If I do this, am I going to regret it? The area on this list that interests me the most is ‘keeps things moving.’ How true are your experiences of this?

At present, if we do end up buying through an estate agent advertised property, I would plan to have a mortgage broker deal with negotiations, mainly so I don’t have to listen to and try to interpret lies and embellishments (we have had an horrific year in the rental market, I have been lied to by dozens, I would just like to give my mental health a break). Does getting a broker to do it make sense?

Anything else I may be missing?
