My partner and I arrived in Glasgow from Canada 2 months ago, and after too much hassle (Air BnB's and Agencies (as newcomers) are a fucking nightmare ) finally landed a 1 bedroom tenement flat in Haghill from a private landlord (no agency). The photos on the ad were lovely, but now we know they were at least 5 (if not 10) years old. He mentioned he purchased it 15 years ago. When we viewed the place, there was 2 kids running around and it was full of stuff so we didn't get to have a full look. In the interest of making sure we had a place to move we took it. When we moved in yesterday, it hit us how shabby it's been allowed to get. Leaky faucets, missing knobs on cupboards, electric sockets not working, leaking radiator, holes in walls, moldy bath caulking, dirty walls/doors/fixtures, dusty, black corners, cobwebs and lots of spiders (my partner has a bad phobia), sticky knobs on cupboards, dirty window ledges/light fixtures, pen and crayon and stickers on walls, floors, and radiators, etc etc. We thought it might be a good idea to have a tradesperson and professional cleaner come by to do a full assessment of what needs fixing/cleaning (and how severe any damage is), how much it would cost per job, any recommendations for additional work (painting, plastering, etc), and expected time-frame for each. That way we could present the landlord with our list as vetted by a professional and negotiate getting everything dealt with ASAP. We would pay an hourly rate (or all-in-one fee - whixhever they prefer) to have the assessment/estimate done, and would absolutely call them first if the landlord approves of paying for it. Additionally I've sent an initial message to a law firm to see how much they charge to take on helping us (my research says at least £750), but I'm also going to reach out to Shelter Scotland to see if they can advise and possibly support us.

I suppose I'm mainly shouting into the dark, but if anyone has constructive advice in addendum of what I'm already planning on, I'm all ears.
