Hi all,
We are in the process of buying a leasehold property and are coming close to exchanging. Now, something has come up which we aren't sure about and I'd like some educated guidance on what we should look to do. The property has an existing conservatory that was built prior to the current owners ownership. The conservatory has a fixed heating source (radiator) and is separated from the property by an external door. They are unable to provide evidence of Freeholder approval or planning permission for the conservatory and have come back that we should get indemnity insurance at our own cost. Now, I've read that indemnity insurance sometimes ain't worth the paper it's written on, so what action would you take here?
Edit: Update. The council have been very helpful and have informed me that due to the dimensions not exceeding 30m2 and being separated by an external door then it does not qualify for needing planning permission. I'm waiting to hear back from the solicitors as I still want proof of approval from the Freeholder. Thanks for all your help.
