To briefly summarize, about 4 months ago I started to notice excessive cracking in the slab on grade of my home.
Granted, I am new to this and normally do try to give my super the benefit of a doubt (as Iām not an expert)ā¦. However, my inspection company owner gave me a call following pre drywall and said I should have an engineer take a look (as he said it was way out of tolerance (.25 inch).
Hired a structural engineer to come inspect the homesite. He concluded the foundation had been compromised and the questioned the structural integrity of the home. His suggestion was to install helical piles under the slab (said heās seen it done in Florida is some regions). He suggested a soil compaction test as well.
I present his report to the builder, who tells me they will have their engineer address it.
Fast forward 4 months later, after constant follow ups and annoyances, I have a meeting with one of the higher ups here at the company and essentially was told that their engineer is calling BS on my engineer.
I was told that a soil compaction test had been ordered by the engineer to be conducted by an independent third party. I found out through a few of the guys that the builder had been going back and forth with the third party on the scope of the test to be performed. They wanted to do a 20ft core drill, builder said too excessive.
I come to find out they did not even do the soil test but a slab core test to see the tensile strength of the concrete. As Iām confused, he states that he is 100% sure the test will come back normal and theyāll continue with the build.
Well, the results listed in the engineerās report (attached a small excerpt) stated the slab was missing the required mesh wire and fiber mix for reinforcement, which is required under Code.
Iām at a weird predicament as theyāve now installed the flooring in the home and are pushing forward. Iām not sure what I can do at this point. Several consults indicated I would have to close first before I can take up course with the builder.
Any advice on how to approach this would be greatly appreciated.
