Want to replace my Ubee UBC1322 with a Google nest router

My main issue is the internet connection to my garage with the modem in a 2nd floor bed room, the best the I can get out there is about 60ish down. Perfectly fine for most content but not for streaming football games on 3 different devices. In the bedroom with the modem my down is around 750 to 800.

Since the Ubee router is also a modem, what would be my best course of action to either extend the signal from the current router/modem or replace it altogether with a better router/modem combo?

I was looking into google's nest wifi but unsure what to buy
