I know this is going to sound so silly but I'm really struggling to prioritize the next house project. We live in a fixer-upper and have fixed up quite a bit! But that being said it was a MASSIVE project that the previous homeowners decided to just let rot for 15 years.
We tackled a lot of things we needed to just to live in the house comfortably, including stupid "pre-work" like replacing the main water line for $800 just to be able to replace some rotting shut off valves under the sink. (Turns out the main shut off valve was also questionable T_T)
We're at a point where everything functions. But not 100% well. I'm at a toss up between 3 projects and would love opinions on it. My choices/rationals are:
- The kitchen. It is horrid, both in the fact that it is an eyesore, but also literally cabinets are peeling apart, and the counters have nicks/chips/dents in them. Everything was as cheaply done as possible by whoever did this work. The previous homeowners literally glued formica to the old wooden cabinets quite poorly. We want to move in 2-4 years and I'm not sure anyone would buy it looking like this. Also this is the thing that bothers me the most personally, but I'm not sure it is the best to fix first.
- My uncle said he could install the new cabinets and counter tops with my dad, so we only need to pay for the actual materials. My dad is a certified carpenter so I trust them to do it right. But our kitchen is tiny and I'm guessing we may need custom work done for it. We would need 4 base cabinets, and 5 upper cabinets, and a counter. I'm comfortable installing flooring, and tile backsplash and I already started work on the walls.
- The water heater works, but honestly I'm not sure how much longer it will. Showers have to be short, and the water heater is at least 13 years old. On top of that we need to replace the water heater before we can replace the drywall in the ceiling of the laundry room. We needed to cut a hole into it to replace plumbing in the tub above it. The ceiling is textured from the 1950s so we now need to replace the entire ceiling because you can't really replicate 70 year old texture. We have to cut a hole in the wall to properly connect the water heater to the chimney flue thingie and since we would have to patch that up, we're just going to wait on the water heater being replaced, then patch the wall and replace the ceiling. I feel like I can continue to live with the shitty water heater, but we did just add a baby to the family so I'm not sure if this will last very long.
- We have 4 windows downstairs that are horribly drafty and honestly 3 don't stay fully open. (one needs to be propped up) It for sure is an air leak and I know replacing them would help our heating and AC bill. The house is majorly drafty! We already replaced all the windows upstairs, the door to the garage, and insulated the attic, but the front door and downstairs windows are still so bad. However I feel like people are more likely to overlook replacing a window than a shitty kitchen.
Our budget for home improvement is at the point where we need to save to do projects as we did everything we could with our budget for fixing the place up initially already. If you could only do one, which one would you do now?
