Lakewood CO, 22 Unit Condo HOA, Management Company Non existent (they collect our $$)
I purchased a place that has a small HOA, everything is ran by the members (total of 6 active HOA members including myself) and the management company who ultimate just collects $$, when issues arise or the bills need tending the MC usually emails the board and depending on when they see the email, then action is taken & that's basically how its ran during my two years here. I can go on about other issues but I'm concerned with our current big issue.
An email was sent in February 2022 from our Master Policy carrier to a board member stating that due to a recent activity ( a board member filled a claim through our insurance instead of a roofing company who damaged the roof in 2017) it was discovered that there was a presence of aluminum wiring do you dispute that? The email went unanswered by the board president and all members.
Fast forward to April 17 2022 a lengthy email is sent about other HOA's having aluminum wiring issues and being dropped and how this might affect us, I reference the email from February that went unanswered and the storm begins. Ultimately we find out are being dropped from our carrier because of high risk due to the aluminum wiring. Apparently someone came out to inspect and found some wiring in a laundry area, the person who organized this walkthrough with the insurance has no recollection of it. Everyone claims no aluminum in units as well.
Last night we found out that our new rate will be $52,XXX a year vs the $20,XXX we paid previously. We were put in a special market and now have to pay astronomical premiums. We had an emergency special meeting to vote if we are going to secure the insurance which we all said yes. They are already in talks of special assessments and raising the fees again to cover the insurance which I said that should be our last option at this point.
Has anyone dealt with this? I'm going to press that all other projects stop until we replace those electrical boxes in question so we can get back into the regular market to lower are rate back to normal. Is this even possible? I've also called out the board previously for the careless attitude and lack of support from the MC but they always reference we don't pay for good service which I finally told them accepting the worst service isn't ok either.
