So I went out today and gave an estimate on an older house. Probably built somewhere between nineteen hundred and nineteen forty In memphis tennessee. I was quite amazed how much d*** there was. The ceiling itself in the middle had many cracks. I would say twenty in one room alone, which was between the dining room and kitchen and then again between the living room and dining room.. As well as 2 bedrooms that had Crown molding pulled away from the ceiling and most areas. And if you spot where plaster had popped off of the ceiling, not by the edges. Or from water damage. It had also popped large chunks off between dining room and living room. He was the kind of guy that would do it himself to save money since he buys houses and fixes them for airbnb rentals. Right before I left the house with the information. I thought I needed for a proper estimate to repair and paint the damage, He told me that three years prior he had moved to walls, one that was between the kitchen and dining room and one that was between the living room and dining room so that he can have an open concept.. He assured me that he had an inspector come out and look because I was uncertain of structural integrity Of the house at that point. After a little research I have found out that the house has never been inspected. Do the wall removals only for air conditioning plumbing and electrical. The record shows that the only inspector he has had was on plumbing and air conditioning and duct work. That being said, I know he lied to me and did what he could to save money.. The area where the 2 walls he said he moved are is where a lot of damage occurred, but not the only area. I'm almost certain he removed one if not too load bearing walls. And if the walls were load bearing and I were to repair the visible damage that I see now which is gonna be Pricey, I believe it will fail again shortly. And I'm wondering, is it safe for me to even be in the house to do the repairs? Is it going to be my fault if he takes me to court about the repair's failing. Anybody that knows anything about it? Please reply. I would like to know, should I contact The proper authority With the County inspectors or permitting or who if it all. This guy has not just him himself. But a family and there is well and I feel as though it is life-threatening. If i'm right on what I think he is done. I've been a contractor in the painting siding. Drywall and tile business for almost 8 years now. And I have a good bit of experience 5. Never seen this kinda damage unless it was from vandalism. And it's not that he just took out the load bearing walls. There's no support pollums or beams that were installed anywhere in the house. Since he took out the walls. to me it's a very scary, Sirius and dangerous Topic. Tell me it's an issue of safety. First and foremost to his family who was in the house the most. Secondly to myself and my employees. Oh yeah, I forgot. He also said that he had gotten permits to remove the walls. Permitting an inspection on a residential property in my area is public information and was readily available on the city's website. Not only did he not have an inspector out there. It was never permitted so even if he did get inspector I don't believe they would even know What he did if there was no visible damage. There's clear damage in multiple rones of the house, mainly where the walls were removed from or that general area. And as I said previously the majority of The Times I go out and look at damage. It's because water and there was only one little spa in a closet that looked like. It had water damage which he ed was from the Roof leaking. Whichever that has a good chance of being caused by structural damage encourred from removing load bearing walls and not installing proper supports in its place face. I know i Do not hold the proper licenses to even start to attempt a job of. Taking out or putting in a load bearing wall. So who should I contact about it? Who should I contact first.
