Need critique for flipping on the Facebook marketplace

Never flipped in my life, but had this idea while browsing the Facebook marketplace. Need input on how realistic it is, legal, etc. I found a 5 bedroom house for rent in my area for around 4,000. Could I possibly find 5 people to rent the house, and have them pay 2k each to me? Meaning I would get 10k then pay the 4,000 to the landlord every month leaving me with 6k in profit? Obviously a risk that the people donβt pay me, but in theory would this work?
