Banks that don't care about 12k consumer debt

I'm applying for a loan for 200k. My credit is 617, right below the cutoff for a regular loan, so my officer is going for a FHA. I have no credit card debt, a good 15k (can get another 15k from retirement) for down payment and closing

Wells Fargo told me I would have to settle the consumer debt (I left an apartment lease because I refused to pay a late fee for no insurance, despite having extensive documentation about my insurance) The company I "owe" says I owe $10 grand.

Are there loans that don't care about that? I would rather not pay this debt, it's partially bullshit, but if I have to, I will hire a service that can negotiate with the collectors to get it down.

I am going to need the house in the next to..

TLDR- do you know of any lending companies (I'm getting FHA loan) that will ignore the consumer debt (not credit card debt)?

Has that been a problem for you getting a loan?

If so are there companies that can mediate? I'd pay 50 percent ($5,000 of 10,000) just to shut them up and get it off my record. The debt collector offered me 20 percent off the 10,000
