So the seller accepted my offer! Only thing is the plumbing needs to be fixed, needs a new hot water tank along with a boiler. I don’t have to pay anything out of pocket other than the deposit, appraisal and Inspection. So in total I’m paying 1,100. I got down payment assistance and will have my closing costs covered by the seller. I’m really on the fence of going forward because of the work that needs to be done. I can go through mass save and get a 0% financing on a boiler replacement. So all in all nothing will be coming out of pocket in a lump sum.

I got a really good deal in Boston. To get a 2 bed 1 bath for 290k with a 7k credit. You will never find that anywhere else in Boston.
