Hey y'all. Two weeks, one day until close.
In inspection, seller agreed (signed addendum) to treat the crawlspace for a fungus found upon inspection, to clean the crawlspace and to install a vapor barrier. They could choose their own vendor to do so. If I decide to reinspectt after completion, I would pay for reinspection.
Yesterday, I follow up with my realtor, who is TERRIBLE, and ask if she has had an update regarding repairs. "OH yes!", she says, "I thought you were copied on the INVOICE, my bad! Here it is."
Ok...this is an invoice for....an inspection....FROM TWO WEEKS AGO...did they treat it? Did they clean it? What about the vapor barrier? It's an invoice for $125.
The realtor says, "I don't know, I'll find out."
No. It wasn't fixed. They got a second opinion....and second opinion says it's fine.
Bruh! A second opinion wasn't in the contract. Fixing it was in the contract, with your signed agreement.
Realtor has drafted an e-mail to explain why they have to fix it in a "way that won't piss them off".
Ummmm....I'm pissed off, number one, that my realtor sucks and number two, that's breach of contract. Why do we care if they are pissed off. This is what they agreed to do! The realtor has warned me several times that the seller IS NOT going to be happy! Why is she SO worried about the seller?
Am I going to have to walk?!🤦♀️
