I am in the process of buying a condo (offer accepted) in San Diego and just got the HOA docs including the reserve study. I am looking to get someone/professional with experience to help me review it. What type of person/profession am I looking for to help me?
For some additional info the report said the reserve is 15% funded. They just had a $15k special assessment that the seller is paying for. I am concerned that with a 15% reserve that we will be due for additional special assessments and/or HOA fees increases soon.
My initial thought is to ask for a price reduction to cover the potential HOA increase and for seller to cover closing costs so I have some additional cash on hand for any additional special assessments coming due in the next few years.
I would like to back my revised offer up with some facts/analysis as both myself and the seller are engineers so I think that will go a long way to having him accept.
